Who this is built for
If a lender has told you no and the reason had more to do with documentation than with affordability, this is the path built for you.
You might fit if you are
Self-employed or a gig worker
Your tax returns do not reflect what you actually earn. The program allows qualification on 3 months of bank statements, or a P&L, or 1099s.
An ITIN holder
Non-permanent residents are eligible with an ITIN and documented proof of ability to repay. DACA is explicitly eligible too.
Someone with thin or no credit
The standard is 580 with two tradelines of 24 months. Below that, or with no score, it goes to an exception. Possible, not automatic.
Coming off a bankruptcy or foreclosure
Chapter 7 discharged at closing works. Chapter 13 with 12 payments works. A foreclosure inside 1 year of closing does not.
Renting for years and paying more than a mortgage would cost
A documented 12-month rental history is exactly what the program wants to see, and Venmo, Zelle, or PayPal count if documented.
